At Kaye Apartments, the shared amenity spaces were designed to feel intentional and residential, not temporary or transitional. Across multiple floors, the goal was to create places where residents could comfortably spend time – reading, working, gathering, or relaxing – with seating that felt integrated into the architecture of the building.

QA Group’s work at Kaye Apartments spanned multiple phases and partnerships, all within the same building, each building on a consistent design language while responding to the needs of different spaces.

The first phase took place in autumn 2024 and focused on the 31st floor penthouse and theater spaces. For these upper-level amenities, QA Group worked directly with Bruce Matson Company to fabricate custom banquette seating designed for comfort, durability, and a more elevated residential feel. The seating featured fully boxed seats and backs with upholstered arms, built in multiple sections to accommodate access and installation constraints.

Following this initial scope, QA Group was brought back for a separate and more recent project within the same building, this time partnering with Objekts to support the shared library and lounge spaces. For these areas, the focus shifted toward creating a built-in seating solution that would anchor the room and encourage longer dwell times. Rather than relying on loose furniture, the team pursued a custom library banquette that felt permanent and architectural in nature.

The resulting banquette spans over 29 feet in length and wraps the space in an L-shaped configuration. Constructed in multiple sections for precise fitting and installation, the banquette defines the seating zone while maintaining openness. Integrated shelving along the back reinforces the library character without adding visual clutter. Waterfall seat and back cushions give the banquette a clean, tailored profile while remaining comfortable for extended use. All exposed wood elements, including the top cap, outside back, shelving, and lower base, were finished in rift oak veneer with a horizontally oriented grain and a matte finish custom matched to the approved sample.

Across both phases, QA Group coordinated shop drawings, detailing, fabrication, delivery, and installation to ensure each seating solution aligned with the broader interior vision while responding to the specific function of each space. Together, the penthouse, theater, library, and lounge banquettes form a cohesive seating story throughout Kaye Apartments. While tailored to different uses, each installation shares a common attention to comfort, proportion, and material restraint – creating amenity spaces that residents are encouraged to linger in and return to.
